Monthly profit & loss statements and an annual portfolio rollup. That's the operational reporting we publish — clean, auditable, ready to hand to your CPA. We don't generate tax filings, mortgage statements, insurance docs, or appraisals; those stay with your lender, insurer, and tax professional.

How we charge

Simple, scale-aware economics.

We preserve your returns by passing on efficiencies. Here's how fees are structured — transparent, predictable, tied to delivery.

Leasing commission

First month's rent per unit on placement. Multi-unit discounts apply.

Management fee

Standard monthly management fee assessed on collected rent.

Reserve fund

Reserve held for routine maintenance and minor repairs.

Onboarding fee

One-time property onboarding fee covers intake and system setup.

Specific fee schedules are presented in your engagement letter and vary by property, scope, and portfolio size. We disclose everything before you commit.
